Passivhaus in a Mediterranean climate: a different challenge

The Passivhaus standard originated in Central Europe as a response to cold climates. Its application in Mallorca and the Mediterranean involves specific nuances that must be fully understood.

In our environment, the main challenge is not only to retain heat in winter, but to maintain comfort in summer without relying on air conditioning. This requires integrated solutions from the project design phase:

– Orientation and passive solar design adapted to the Mediterranean latitude.
– Dynamic solar protection — overhangs, louvres, vegetation — to control heat gain in summer.
– Strategic night-time ventilation to release accumulated heat.
– Heat recovery systems with summer bypass.

This specialised knowledge is what makes it possible to build Passivhaus projects in Mallorca with the same level of technical demand as in any other European climate.

The technical principles of a Passivhaus building

The energy efficiency of these buildings is based on five fundamental pillars:

  • High-performance thermal insulation: An optimised building envelope minimises energy losses and helps maintain a stable indoor temperature throughout the year.
  • Elimination of thermal bridges: Construction details are designed and verified to avoid weak points that could compromise the building’s efficiency.
  • Top-quality windows and joinery: Windows and enclosures — with Uw values between 1.0 and 1.25 W/m²K, or 1.1 W/m²K in Mallorca, permitted by the Mediterranean climate, and triple glazing — play a key role in thermal insulation and acoustic comfort.
  • Controlled and verified airtightness: The building envelope is executed with precision and verified through a Blower Door test — n50 ≤0.6 h⁻¹ — to guarantee the absence of unwanted air infiltration.
  • Mechanical ventilation with heat recovery: Continuous air renewal ensures healthy and comfortable indoor environments without significant energy losses, with heat recovery efficiency above 75%.

They are promoted by Somos Coliving — the Oliver family’s development company, a pioneer in the Balearic Islands in promoting the coliving model — and designed by architect Juan Tolo Seguí. Both buildings apply the Passivhaus construction methodology to a concept of use that is also innovative in the islands: coliving.

Team training: the foundation of a change in methodology
